Fire Detection Maintenance Guidelines

Regular maintenance is vital for ensuring that fire detection systems operate effectively when needed, while also meeting strict industry and regulatory requirements. At AJ Fire & Safety, we adhere to the highest standards.


Maintenance Requirements

1. Weekly Client Testing

  • Test at least one manual call point (rotating the call points weekly) to ensure the system is operational.
  • Verify the fire alarm panel shows no faults and is functioning correctly.
  • Record the results in the fire logbook.

2. Quarterly Maintenance (Every 4 Months)

  • Visual Inspection: Check detectors, sounders, and other devices for signs of damage or obstruction.
  • Functional Test: Test a sample of devices (e.g., detectors, manual call points, sounders) to ensure they operate correctly.
  • Battery Check: Inspect and test the backup power supply.
  • Documentation: Log all findings and repairs in the maintenance records.

3. Annual Maintenance

  • Comprehensive Testing: Inspect and test all components of the fire detection system, including detectors, call points, alarm sounders, control panels, and power supplies.
  • Clean all Systems:  Regular cleaning of fire detectors is essential to maintain their performance and ensure reliable detection.
  • Clear Obstructions:  Ensure all detectors and call points have a minimum clearance of 300mm from any obstructions, allowing them to function effectively and provide optimal fire detection coverage. 
  • System Update: Check software and control panels for updates or re-calibrations.
  • Battery Check: Inspect and test the backup power supply.
  • Documentation: Review fire logbooks and ensure compliance with legal requirements.


Post-Incident or Alteration Inspections

If the system has been activated due to a fire or if changes have been made to the building or its fire safety equipment, a full inspection and service should be carried out.

  • SANS 10139: South African standards for the design, installation, and maintenance of fire detection and alarm systems, tailored to local conditions and regulations.
  •  SANS 1475-1: South African standard governing the reconditioning, servicing, and pressure testing of portable and wheeled fire extinguishers, ensuring they remain safe and effective for use. 
  • SANS 1475-2:  South African standard outlining the procedures for the reconditioning, inspection, and testing of fire hose reels and above-ground hydrants, ensuring their operational readiness.
  • SANS 10400-T:  The authoritative South African National Standard that provides the framework for the National Building Regulations, covering diverse aspects from structural design, fire protection, and accessibility, to plumbing, energy efficiency, and general safety in all building types. 
  • BS 5839: The British Standard that sets out best practices for the design, installation, commissioning, and maintenance of fire alarm systems in non-domestic buildings.
  • NFPA Guidelines: Internationally recognized standards from the National Fire Protection Association, covering fire detection, alarm systems, and life safety. South African standards for the design, installation, and maintenance of fire detection and alarm systems, tailored to local conditions and regulations.
  • BS 5839: The British Standard that sets out best practices for the design, installation, commissioning, and maintenance of fire alarm systems in non-domestic buildings.
